Access Safe Cash
About to sign lease for apartment, with only the leasing agent present. I've never me the owner. Is this safe?
So I've met a few times with the leasing agent. (I'm in New York City, but I don't think he's a broker.) He's shown me the apartment, which is almost ready, but I want to sign the lease now to be sure that I have it before I get out of my current apartment's lease. I've got two bank checks made out to what the agent claims is the building owner, but I've never met her. I have an appointment to meet the agent and sign the lease tonight, and I'll hand the checks to him. Does this sound like normal procedure? Should I be worried that somehow the agent's going to cash my checks and I'll never gain access to the apartment?
A separate but related question is if I sign the lease now, before the place is ready (floors aren't done, for example), is there a way to guarantee that it will be ready? The agent says it will be within the week, but as I said, I want to make sure the apartment is really mine, so I'm anxious to sign the lease now.
It's very common for an owner to be represented by an agent. Many owners are hands-off sort of people and hire a management company to handle everything. That said, the fact is that you have doubts and a gut feeling. So if there is some instinct telling you the whole thing stinks, maybe you should listen. There are public records that you could research to determine the owner of the building. You can also ask to see the agent's real estate license.
If you decide to go ahead, get everything in writing. Keep copies of all checks. The lease agreement guarantees you a habitable dwelling on the move-in date. If on that date the dwelling is not habitable or for any reason you are denied possession, you can sue them for breach of the lease and for costs you incur due to not being able to move in. Make sure the lease stipulates specifically any items that still need to be done before you move in, if you are concerned.

if I won the lottery, and took the lump sum, besides cash, what would be a safe way to keep the money?
I checked into "bearer bonds" -these are no longer available, typically used in contemporary movies as a plot device. gold is out of the question, to much fluctuation and damn heavy. All cash, largest denominations, put in a personal safety deposit box? I wouldn't trust the market right now or depositing it in a bank. At least I would have access to my deposit box, no?
If someone who won the lotto follows the advice of people on Yahoo Answers, especially the first guy... they would be absolutely insane. Go interview at least 3 financial planners and see which ones can come up with a plan that would most meet your needs.
Of course, banks are perfectly safe up to FDIC limits. The easiest way to conform with FDIC limits is to use a CDARS account that provides up to $50 million FDIC insurance.
