Commercial PadLock
I have a commercial real estate tenant who hasn't paid rent in over ten months.?
Can I legally place a padlock on his business to try and recoup the unpaid rent monies. I know at this point, he's not going to pay any more money and I need to collect. Can I keep his stuff and sell it to reimburse myself?
Why the heck would you have let him go 10 months without paying rent??? The eviction process should've started at the 2 month mark. No you can't just put a padlock on it - you need to go through the eviction process, which starts by sending him a certified letter stating that he has X amount of days to pay the rent or move out. You'e probably already exceeded the maximum for small claims court, so good luck getting any of it at this point. The first question the judge is going to ask you is why you waited so long.

Keeping Padlock from Freezing?
I have a metal padlock securing the latch on a shed door. With winter upon us in the Midwest, we have had a lot of freezing rain already, & I often find the keyhole iced shut. I know there are commercial products to de-ice locks, but was wondering if anyone knows of any "homemade" remedy to keep the lock from freezing shut. I read one suggestion that said to fill the keyhole with petroleum jelly on a hot day and let it run into the lock, but we won't be having a "hot day" anytime soon. 
Any suggestions would be appreciated. Thanks!
I'd bring the lock inside one day, warm it up and dry it out, then buy a lubricant meant for locks and use it. You're better off not using WD-40 or anything oily. They're not that great for locks. Once the lock is dry and lubricated, you could cut a couple of tiny holes in a ziploc bag and put the lock through them and leave it there with the bag mouth facing down to help keep it dry. I don't think there's any home remedy that will work as well as a product made for locks. If you don't want to buy anything, just get it dry and then protect it from weather.
