Office Large Security
House with backyard facing a office complex?
Is there any downside to purchasing a house with backyard facing a large parking-lot of an office complex; the parking lot is well lit and has security patrol all the time. Also, there are large trees covering most the backyard from the parking lot.
As a genral rule should the price of the house be discounted due this situation; if so, by how much (%).
Everyone knows that location is a huge deal in real estate. It's always said, "You can always change the house, but you can not change the location and surrounding neighborhood." Most buyers walk around with this in their minds and will pass on an otherwise fantastic house because they don't like something in the immediate surroundings.
As a person who is currently house hunting for their first home, I can tell you that I would never purchase a house with an office building and parking lot behind my backyard. Security is an issue, but it's not the only one. It's the fact that it's not appealing. If you want to relax in your backyard why would you want to listen to people coming to and from work and business meetings? What if it’s a nice day and you just want your windows open for a nice breeze? Car noise will always be a factor and that can wear on your nerves day after day.
I can't tell you what percentage should be taken off a price of a house when there is an office complex but I know that buyers will be turned off by the location and many will walk away because of it. I feel comfortable in saying this because I've done this exact thing. We have seen a few houses that we loved but didn't like something about the location that we could not change that would always be an issue. We walked away and have now found a house that we love that doesn’t have location issues; actually it’s a location dream. We’re just waiting for the offer acceptance.
You have to remember that a house isn't just a home, it's also an investment. A low price now is a deal, but you have to consider will it hurt you when it comes time to sell somewhere down the line. That building will still be there and so will that parking lot and cars. You will then have the task of finding a buyer who would be willing to live next to such a location, and there aren't that many.

Some of the Democrat presidential hopefuls are now singing a different song by acknowledging their mistake in voting for the Iraq War II..
Hillary Clinton seems the only exception. She looks like a tough candidate who demands that all the mess in Iraq be cleared up before the next election.
