How can we get out of our lease in North Carolina?
We have only lived here 2 weeks.The landlord posted this house in excellent cond.We walked through while she still lived here.We decided to rent,looked nice with all here things in here.Well since we moved in 2 stove eyes have blown,the stove has a buniing smell coming from it at times.We found out its infested with bugs.We have a open wall socket,with a daughter thats 2,so we have to be extra careful.She threw food in the back yard before we moved in.She didn't clean nor have the carpets cleaned like she promised.Let's see oh broken mini blind.Oh hole in the bathroom wall.The list can keep going.anyway we didn't get to do a walk through prior to moving in either.Also a law in NC is to show where our security deposit is being held.She told me thats now her money and we will never see it again.Help we signed for a yr,how can we get outta here without paying lots?
If you didn't do a walk through and inspect the property and request damages, etc taken care of prior to moving in and signing, there's not much you can really do about getting it back easily.
However, all states have a "landlord law"
I'm in Georgia and I'm sure the laws are different in NC (but they are probably similar), but according to our laws, it is the responsiblity of the landlord to keep the property trash and bug free and up to code. The bugs and open wall socket in georgia would put the landlord at fault with the law.
Your best bet is to writer her a letter, sign and date it and have it notarized. Keep the original, give her a copy. In the letter, state to her that the problems that have to be addressed and request that they are fixed. I'd give her a month to correct the problems. If she does not, contact your state housing authority/department and tell them you are having trouble with your landlord and that you have written her a letter requesting the problems being addressed, but she has refused.
You can go from there.
You could also try to get a free consultation from an attorney, or take her to small claims court, but you have a much much stronger case if you show the judge that you have taken strong measures to try to get the landlord to correct the problems.
Technically, the judge can hold you to your lease and not award you your security deposit. That is why it is so important to you to show you tried to rectify the problem, and that getting out of your lease would be your last resort.
Just for future reference - if you ever decide to rent or lease again, check your landlord out before you rent (talk to other tenants if there are any, and see if the housing authority has any complaints lodged against the landlord), and also the property. A good and fair landlord will rent you a top maintanced, freshly painted, clean and bug free property, and they will not hesitate to let you see it before you decide to lease it.

Any advantage to using RCD spur outlet off RCD-protected ring-main?
I'm fitting a security light to my exterior wall, and need to add another socket 'gang' to power its internal switch.
I CAN'T convert the existing nearby single socket to a double due to lack of space at its location, so need to take a spur from it. (I've tested and confirmed that this single socket is on the ring-main.)
I have a two-year-old Wylex fuse box with 30mA RCD-protection on all the mains sockets.
Would there be any safety advantage at all if I got an RCD socket or RCD fused spur unit for this outlet? These cost several times more than a basic fused spur unit. The only advantage I can think of is if the RCD on the spur had a faster trip time (don't know what it is on the fuse box).
I intend to use a 3A fuse in the spur unit, as it is only to power the light.
(Please do not advise me to get an electrician out - I have successfully done plenty of sockets / light switches before - my question here is about whether I should use an RCD FCU, or a normal FCU)
No advantage in adding another RCD, and not required anyway as the light is not a portable item, you could feed it from the lighting circuit, as long as the existing earthing meets requirements. Use a FCU either way.
